
Lowney Associates provided construction services for Prometheus Real Estate Group, Inc. for the redevelopment of a former Port O' Call retail center. A 159-unit, multi-family apartment complex, Miramar Apartments, was constructed. Structures include 3, two- and three-story buildings encompassing 75,400 square feet. The site is underlain by up to 40 feet of highly compressible Bay Mud. Lowney provided recommendations for 170-ton high capacity, 14-inch square, precast, reinforced concrete friction piles as the most cost effective means of support. Based on dynamic analysis data recorded during the Indicator Pile Program and engineering analysis, we estimated that pile lengths could safely be further reduced by approximately 12 feet each. This resulted in saving 9% of the original design length, with a proportional reduction in pile cost.
