
Lowney Associates provided geotechnical engineering consulting services at the McCarthy Center office development for The Irvine Company. Located on 68 acres, the development has a footprint of approximately 500,000 square feet and consists of 19, 2-story concrete tilt-up buildings with slab-on-grade floors and adjacent paved parking areas. Lowney used Cone Penetration Tests (CPTs) to cost-effectively evaluate the subsurface soil conditions. Site earthwork, building foundations, slabs-on-grade, soil liquefaction potential, and pavements also were evaluated and design recommendations made. Lowney recommended shallow grid foundations in lieu of deep foundations, helping The Irvine Company save approximately $3.5 million in foundation costs. Phase 1 construction began in May 1999 and was completed in August 2000. Phases 2 through 4 are were completed in February 2001. The development was designed by the architectural firm LPA and developed by The Irvine Company, an Orange County-based, real estate investment firm primarily engaged in the long-term development of its land.
